Understanding Buyer Representation
The purchase of a home is the largest single investment that most people will make in their lives.
Buyers of real estate have special needs that are not necessarily addressed by the attorney or title company handling the closing and title work. The closing agent is generally chosen by the seller and therefore represents the seller and not the buyer. A smart buyer should have an independent representative looking out for his or her interests.
At Robert J. Warren, P.A., we provide buyer representation for a reasonable fee. Buyer representation includes reviewing and advising regarding the contract before and after it is signed and communicating with the seller’s designated closing agent throughout the transaction. We will also review all of the title documents, closing documents, and financial documents. Undetected errors in the title and document review can result in overcharges to the buyer and, in some cases, title defects and threaten the buyer’s ownership interest in the property. We get involved to be sure that our buyers get clear title and are treated properly throughout the closing process.
